Why a photo genuinely makes the biggest difference

More than anything else, a couple of clear photos of what needs clearing turns a rough guess into an accurate price. Volume and the type of items involved are the two biggest factors in what a clearance actually costs, and both are far easier to judge from a photo than from a description alone. It doesn’t need to be professional — a couple of phone photos of the rooms or the pile is genuinely enough.

Tell us roughly how much there is, room by room if you can

If photos aren’t practical, a rough room-by-room description helps a lot: “a fully furnished two-bed house including the loft and garage” is a very different job from “one room of boxes and an old wardrobe,” and the price reflects that. The more specific you can be, the closer the quote will be to the final price.

Flag anything that needs special handling early

Fridges, freezers, mattresses and other upholstered furniture, and old electricals all have to be handled and disposed of separately by law, which affects pricing. It’s not that we won’t take them — we do, regularly — but mentioning them upfront means the quote is accurate from the start, rather than needing to be adjusted on the day.

Mention access as well as contents

A ground-floor flat with a driveway is a much easier job than a third-floor flat with no lift, or a house down a narrow lane with nowhere to park a tipper nearby. Access affects how long a job takes, so it’s worth a line in your enquiry — parking restrictions, stairs, narrow doorways, anything that isn’t straightforward.

If it’s a probate or end-of-tenancy clearance, say so

These often come with a deadline — a completion date, a new tenant moving in, an agent chasing a handover. Telling us that upfront means we can be upfront back about what we can realistically fit in, rather than you finding out too late that timing was tight.
